MEXICO REAL ESTATE  INFORMATION

La Paz designated as the center for E-Closings (Virtual Closings) for
Mexican Real Estate The Settlement Company, Mexico's original
Escrow and Title Company, has announced that all closing activities
for the country will be centralized in its La Paz office.

In making the announcement, company founder Linda Neil said, "This
is a part of a long-term business strategy that we have been following over the last few years. In 2000, we started to down size the San Jose office as our process became more efficient and less reliant on the need for direct interface with clients. "

The company moved its accounting and trust services to La Paz in 2001 and soon after, made that city its head office. It will discontinue services out of the office in San Jose del Cabo as of the end of January 2003.

Last month, the company announced three new services, Virtual Closings, Dispute Resolution and Financial and Asset Management. The company also opened a document-processing unit in San Miguel Allende to service its nation-wide needs.

One example of a typical e-closing, or Virtual Closing-. a gentleman
from St. Louis Missouri bought a property on the Mayan Riviera in the Yucatan. The Settlement Company prepared and transmitted all documents via e-mail and courier. It investigated title, obtained the requisite permits from the Secretary of Foreign Relations and instructed the trustee bank and Notary Public on the terms of the deed. The deed was registered, title insurance issued and documents sent to the buyer. None of the parties ever met, but the buyer has his deed, his title policy and enjoys using the property and obtaining income from the rentals, while he is at home in St. Louis.

In Los Cabos, Director of Client Services Beryl Brown will continue
to assist agents and clients as needed on a personal basis. Closing Officer Alicia Parra. Alicia will work with a network of closing offices across Mexico and will continue to lend her experience and expertise to the Los Cabos marketplace.
